SCHEDULING SERVICES

Scheduling is a critical aspect of construction project management that involves planning, organizing, and managing the sequence of activities and resources to complete a project within a specified timeframe.

Construction projects are complex undertakings that involve numerous tasks, resources, and stakeholders, and effective scheduling is crucial to their successful execution. Scheduling services involve creating a detailed timeline or schedule that outlines when each task or activity will be performed, how long it will take, and what resources are needed.

Various software tools and methodologies, such as Critical Path Method (CPM) and Building Information Modeling (BIM), are commonly used to create and manage construction schedules effectively. Effective scheduling services can lead to cost savings, improved quality, and timely project delivery in the construction industry.

OUR METHODOLOGY

Review Project Documentation & Scope

  • Establish a clear understanding of project constraints, such as budget, resources, and timeline
  • Review project plans, drawings, specifications, BoQs and any relevant contractual and technical documents
  • Understand the scope of work, construction methods, and project requirements

Develop Construction Methodology and Logistics Plan

  • Develop a Site Mobilization Plan taking into account all construction activities to take place on site throughout the project timeline.
  • Draft a Site Logistics Plan that outlines how materials will be delivered, stored, and distributed on the site. (Access points, laydown areas, and traffic management...)
  • Define the construction sequence that outlines the order of construction activities (such as foundation work, structural framing, interior finishes, and landscaping...)
  • Specify the materials, equipment/plant, and machinery required for each phase of construction. (Cranes, mixer trucks, rigs, batch plants...)

Work Breakdown Structure (WBS)

  • Create a detailed Work Breakdown Structure that breaks the project down into smaller, manageable components or tasks.
  • Break down the project into smaller, manageable components or work packages
  • Create a hierarchical structure that represents the project's tasks and sub-tasks
  • Assign a unique identifier to each work package for easy tracking.

Task Identification and Sequencing

  • Identify all the tasks required to complete each work package
  • Determine task dependencies (what tasks must be completed before others can start)
  • Organize tasks in chronological order to establish a sequence of work

Duration Estimation

  • Estimate the time required to complete each task or activity.
  • Consider factors such as historical data, benchmarks, industry standards, expert judgment, and the availability of resources.
  • Use reliable estimation techniques like analogous estimating, parametric estimating, or three-point estimating.

Resource Allocation

  • Identify the resources (labor, equipment, materials) needed for each task/activity.
  • Assign specific resources to each task based on availability and skill sets
  • Ensure that resource assignments align with project constraints and goals

Critical Path Analysis

  • Use Critical Path Method (CPM) or similar techniques to identify the critical path in the schedule.

    * The critical path represents the longest sequence of dependent tasks and plays a crucial role in determining the minimum project duration.

Schedule Development

  • Create the Baseline Schedule which is the original project plan against which progress will be measured.
  • Input task durations, dependencies, and resource assignments into the schedule
  • Verify that the schedule aligns with project objectives and constraints

Monitoring and Control

  • Continuously monitor project progress against the baseline schedule
  • Track actual start and finish dates, resource utilization, and any deviations from the plan
  • Implement corrective actions when necessary to address delays or issues

Schedule Updates & Reporting

  • Regularly communicate schedule updates, look-ahead and progress reports to project owner / stakeholders
  • Hold regular project status meetings to discuss any concerns or changes to the schedule
