Ozyegin University, named in honor of the renowned Turkish banker and businessman Hüsnü Özyeğin, who serves as the chairman of FIBA Group, was established in 2000 as a private foundation university. Initially, it operated from a modest educational campus in Istanbul. Over time, as the university's student body grew, the need for a larger campus became evident, and the construction of a new campus commenced in early 2011.
The conceptual design for the expanded campus was undertaken by the British architectural firm RMJM, while project management was handled by an in-house technical team from the FIBA Group. During the period spanning from 2011 to 2015, a total of 14 campus buildings were completed, encompassing dormitories, faculty buildings, recreational and sports facilities, as well as extensive landscaping and infrastuctural efforts across the expansive campus grounds.
Our company played a pivotal role as the appointed cost consultant and cost auditor for this project, acting on behalf of the FIBA Group. Our responsibilities included comprehensive cost control and auditing functions, such as evaluating contractor and designer payments, preparing tender documents, Bills of Quantities (BoQs), and schedules, overseeing tender negotiations, and managing the contractor award processes. We also created detailed cost models and budgets for each individual project component and the overall project as a whole. Additionally, we were responsible for conducting final account settlements with the contractors, monitoring and reporting cash flows, and keeping a close watch on construction schedules, directly reporting these findings to the FIBA board.

Swissotel The Bosphorus, owned by Fiba Group, is a five-star luxury hotel right in the centre of Istanbul on the European banks of the Bosphorus. Nestled within 65 acres of historical gardens with world-class shopping and vibrant nightlife nearby, it offers 566 guest rooms and suites, featuring state-of-the-art technology and exclusive amenities.
The Swissotel Renovation Project encompassed a comprehensive overhaul of the hotel, covering all aspects from guest rooms to common areas, halls, corridors, façades, landscaping, technical spaces, and MEP (Mechanical, Electrical, Plumbing) installations. It also involved strengthening existing structural components and the transformation and redesign of certain areas into loft rooms.
Our role in this project was to provide cost consultancy services to the client's in-house project management team. This included assisting in the preparation of tender documents, conducting quantity surveying, estimating costs, and managing and overseeing the tender phases for the renovation works on Loft Rooms, SwissCafe, and meeting salons. Additionally, we were tasked with auditing previously awarded tenders and monitoring the ongoing construction process to ensure adherence to the budget and cost control measures.

Esas Holding's 14-Burda Shopping Mall Construction Project, located in Bolu, Western Turkey, is part of the group's chain of shopping mall investments. The 14-Burda Mall is a five-story building, comprising two basement levels for parking and three retail floors, with a total construction area of 88,000 square meters.It was constructed on a plot of land covering 21,000 square meters.
For the 14-Burda project, we provided comprehensive construction and project management services, overseeing the project from preliminary design to commissioning and handover to the owner. The construction phase took approximately 21 months, with an additional three months allocated to preliminary design development.
It's worth noting that the project encountered significant design challenges due to delays in the delivery of construction drawings by the initial design team. Consequently, the lead designer was replaced, and we collaborated with a concept designer from Portugal named AddON to lead the design process. This unexpected change led to a more challengind and intensive design development phase, which was completed just four months before the scheduled opening date.
Another complex challenge we addressed was the client's procurement method. The client opted not to award a general contractor on-site but instead chose to appoint 25 subcontractors.As a result, we assumed a role akin to a general contractor, managing these subcontractors throughout the construction phase.
In addition to traditional Project Management and Construction Management (PM/CM) services, we implemented 4D planning applications on-site. Notably, this project marked one of the first instances where we used a 3D Game Engine to create a lifelike virtual environment. This allowed the client to explore and experience the project before its physical construction began.

M1-Adana Mall, jointly owned by German Metro and Turkish Fiba groups, embarked on a significant renovation project when the building was already 25 years old. Similar to our involvement in the 14-Burda project, we were entrusted with providing comprehensive Construction Management and Project Management (CM/PM) services to our clients. In addition to CM services, we also managed the tenant fit-out services on behalf of the client.
The project was designed by Spanish Architect L35 in collaboration with its local partner, Asos Design. The scope of the project encompassed the construction of a new extension, totaling approximately 25,000 square meters, which included the addition of a compact IKEA store and a standalone H&M building. Furthermore, the project involved the renovation of all exterior facades, extensive landscaping and hardscaping over a 200,000 square meter area, and the installation of substantial steel canopies integral to the overall design.
An additional challenge was the extensive rehabilitation of the MEP (Mechanical, Electrical, Plumbing) systems. Notably, all site activities were executed without disrupting the ongoing business within the mall or necessitating any shop closures. The majority of work inside the mall was performed during night shifts to minimize any disruptions.
Furthermore, we implemented 4D planning applications and 3D simulations on-site, employing a 3D Gaming Engine to offer the client an immersive and real-life experience of the project.

The Emaar Square project is a significant mixed-use development situated on the Asian side of Istanbul, comprising a lifestyle shopping mall with a total gross floor area (GFA) of 230,000 square meters, two residential towers, as well as office and hotel towers, with a combined construction area of approximately 717,000 square meters.The project features a multi-level car park with approximately 6,200 parking spaces, located within a five-story underground structure beneath a three-story retail deck. It extends to a depth of 11 levels below ground level.
The design team, led by Iki Design Group, included renowned firms such as Foster + Partners and DPA Architects.
Our involvement in the project was carried out through a sub-consultancy agreement with Bovis Lendlease, who served as Emaar's appointed project management company at the project's inception. Under the guidance of Bovis Lendlease's local team, we were responsible for developing the project delivery plan, which encompassed preliminary construction schedules, Bills of Quantities (BoQs), cost estimates, budget simulations, and 4D simulations of the project.
Our services commenced during the concept design phase and continued through the tendering process for the excavation and shoring works. We also managed the prequalification processes for potential bidders and shortlisted them for the client's tender phase. In addition, we were responsible for assembling a comprehensive tender pack, which encompassed technical specifications, detailed BoQs, unit price definition booklets, and an initial project schedule.
As the design was still in a preliminary stage, we encountered the significant challenge of making informed assumptions to bridge certain information gaps. These assumptions were essential to enhance the accuracy of our cost estimates and BoQ documents, thereby ensuring the success of the project.

Innovia-3, the third phase of a high scale residential construction project by Yesil Real Estate, consists of 3,293 apartments distributed in 10 high-rise blocks along with various social amenities. The project is strategically located in the western part of Istanbul, specifically in the Esenyurt district, which stands out as one of the fastest-growing suburbs in the city.
Our engagement in this project came through a contract with Borova Construction Co., the primary contractor and one of the project's shareholders. Our role was to serve as the project's cost and planning consultant, aimed at providing valuable support to the contractor's on-site staff during the early stages of construction. Our scope of services encompassed design reviews, quantity takeoffs, the preparation of cost estimates, and the development of construction schedules and construction methodologies (site and logistics plans) during the pre-construction phase.
During the construction phase, we continued to assist the contractor's on-site team by closely monitoring the construction process, generating progress reports, and updating the schedules as needed. Our involvement spanned nearly a year, concluding when Borova Construction Co. was acquired by Yesil Real Estate."

Designed by architect Scott Brownrigg, the project was conceived to be centered around a landscaped area featuring infinity pools and woodlands. The business park was planned to include six office buildings, each spanning 14,300 square meters.These buildings were also designed to incorporate multi-storey car parks and approximately 10,000 square meters of retail space.
In 2013, when Mott Macdonald Russia was the Project Manager for the Skolkova Business Center Project, the project was still in the design development phase, primarily at the advanced concept stage. During this phase, our role as a cost and planning consultant to Mott Macdonald Russia was to utilize the available technical data, which included drawings, specifications, and client requirements, to create a preliminary construction schedule based on both a construction methodology and accurate quantity takeoff data.
Mott Macdonald Russia expected the schedule and methodology to closely resemble what a contractor would provide. This alignment was essential to allow potential bidders to easily evaluate and challenge the schedule and methodology during the tender negotiation process as part of the technical evaluation. After a thorough review and commentary period between Mott Macdonald Russia and our team, the schedule and methodology were finalized and included in the Tender Dossier.
Furthermore, at Mott's request during that time, we developed a 3D interactive model of the project using a 3D game engine. This model allowed owner representatives and technical staff to take virtual tours of the project, providing them with a simulated experience of the completed project.

At the time, Mott was acting as the Project Manager during the early construction phase of the project. They were encountering challenges with the contractor concerning the progress on-site and payment issues, which left them dissatisfied. As a result, Mott approached us with a request to assess and provide feedback on the contractor's schedule, primarily focusing on the schedule structure and updating methodology. This assessment would involve comparing the contractor's existing schedule with a new one that we would create.
To initiate the process, we began by developing a 3D model of the complex. From this model, we conducted a detailed quantity survey, gathering data on the quantities required for the project. Using this data, we formulated a method statement for construction, leveraging the available information to the fullest extent possible. These quantities, along with the theoretical method statement, served as the basis for crafting a Level 5 schedule, complete with the underlying resource and duration data.
Once the schedule, quantity and resource tables prepared, we undertook a comprehensive comparison with the contractor's data. We meticulously identified and documented the discrepancies between the two sets of information.
Subsequently, we engaged in productive email communication with the Russian contractor, under the supervision of Mott, to address the identified issues. This collaborative effort led to revisions in the schedule and site reports, aligning them more closely with Mott's requirements. All parties involved reached a consensus on a more practical and reliable schedule update and reporting policy, thereby enhancing the project's management and progress tracking.

Fiba's Metropol Office Building stands as a 15-story standalone structure. Construction of this building had been halted right after the completion of its structural works back in 2008, due to the Global Economic Crisis.
In 2014, coinciding with the mall renovation works, the client, believing that the crisis had subsided, made the decision to finish the remaining parts of the suspended project. This included completing the façades, addressing MEP (Mechanical, Electrical, Plumbing) and utility systems, and preparing the building for leasing. In response to this, our team was entrusted with the task of assessing the current state of the building. We reviewed the existing design documents, conducted a comprehensive cost estimation, and performed a quantity takeoff to create a Bill of Quantities (BoQ). Additionally, we developed a construction schedule to be used in the tendering process.
Much like our involvement in the Plaza Romania and Bucuresti renovation projects for the same client, we provided valuable assistance to the client's technical staff in preparing for the tender. We also played a crucial role in overseeing the tender negotiations, acting on behalf of the client to ensure the best outcomes for the project.

The Olivion Golf Resort-Residences-Missoni Hotel Project was conceived by Bekay Properties on a vast plot of 1.5 million square meters in Belek, Antalya. According to the concept design, the project was intended to feature 200 villas of various sizes and designs, with gross areas ranging from 150 to 1200 square meters. Additionally, the plan included a luxurious 7-star Missoni boutique hotel, situated beside a sprawling 50,000 square meter pond, all surrounded by an 18-hole golf course covering an impressive 800,000 square meters area.
During the early stages of the project, particularly at the concept design phase, our role as the cost and planning consultant involved several key tasks. We conducted quantity takeoffs based on the initial design data, allowing us to develop a preliminary cost model (budget) for the project. We also established construction and logistics methodologies and created construction schedules in order to manage the cost aspects (through cash flow simulations) of the ongoing design as requested by the Client. Additionally, we developed a 3D model of the project for 4D simulations, offering a dynamic view of how the project would progress over time.
In conjunction with preparing cost models and schedules, we crafted the project's delivery plan. This plan outlined the various stages and responsibilities across the project's lifecycle, from preconstruction to the commissioning of the project.
Unfortunately, despite the extensive planning and preparations, the project was eventually suspended due to financial challenges faced by the stakeholders and has not been realized ever since.

Our role in this project was to review the preliminary design documents and based on these documents, we performed a range of crucial tasks, including cost estimations, the creation of Bills of Quantities (BoQ), preparation of a preliminary budget, and the development of a cash flow projection. In addition, we were responsible for assembling a comprehensive tender pack, which encompassed technical specifications, detailed BoQs, unit price definition booklets, and an initial project schedule.

This project stands as the second-largest Dairy Farm Complex ever constructed in Turkey. Spanning across a sprawling land area of over a million square meters, the complex features an array of structures including freestall barns (measuring 30x200 meters), hay barns, milking facilities, storage units, sand lanes, water ponds, and more, with a combined construction area totaling 140,000 square meters. The construction was executed in two distinct phases and required two years to reach completion.
The complex's design was entrusted to the renowned American Farming Complex Designer and Engineer, David Armstrong, who, designed the functional and the architectural aspects of the complex and oversaw the progress and quality of the local engineers (MEP design firms)
Initially, we were engaged as Cost Consultants for the project's first stage. However, due to issues with the incumbent contractor's competence, the client decided to terminate their agreement. Subsequently, we assumed a more hands-on role as Construction Managers (CM) and successfully completed the project on behalf of the client.

The project is planned to be situated on the northern outskirts of the city, specifically in the Balat suburban area. It comprises two towering residential high-rises, each boasting 40 to 45 floors, situated atop a shopping mall and surrounded by low-rise residential blocks. The plot was previously occupied by an evacuated Renault assembly plant, once owned by Orhanli Holding (the Client), a prominent player in the Turkish automotive industry.
In response to the client's (Orhanli Holding) request, we embarked on a comprehensive assessment of the project based on advanced concept design drawings and technical reports provided by the designer. Our efforts included meticulous quantity takeoffs, precise cost estimations, and thorough constructability studies. Additionally, we developed a preliminary project schedule and a construction methodology in level-4 detail.
Leveraging the schedule and the project budget derived from our cost estimation studies, we also prepared detailed cash flow charts and resource tables, which were shared with the client for their reference and information.

FIBA, in possession of a plot near its OZU University project's location in Alemdağ, Istanbul, collaborated with McArthurGlen to explore the possibility of jointly investing in a new shopping mall on that plot. Our responsibility was to conduct the constructability and cost analysis as part of the feasibility studies for this potential investment.
Leveraging preliminary concept drawings crafted by Italian architect Hydea and the topographical data of the site, we performed a cost estimation, developed a budget, and created a construction methodology and preliminary schedule. Our approach involved benchmarking against projects of similar size and quality to ensure accuracy and reliability in the feasibility studies.

Opened on March 4th, 1999, M1 Gaziantep Shopping Centre is situated on a land of 142,932 square meters, featuring a leasable area of 51,673 square meters. It stands as the first shopping center in the South-eastern Anatolia Region and was initially owned and managed by the FIBA-Metro partnership.
In response to the aging façades and outdated interior decor, the ownership group made the strategic decision to invest in the renovation of the shopping mall. Allocating a specific budget for the project , we were entrusted by the owners to review preliminary design drawings. Our responsibilities included performing detailed quantity takeoffs, cost estimations, and value engineering reviews. Additionally, we were tasked with preparing a construction methodology and, based on that, a preliminary schedule to facilitate the creation of a cash flow projection.
In line with above mentioned project management practices, we also conducted 4D simulations and developed 3D models to provide the client with a comprehensive understanding of the projected works.

This project is located in Halkali, one of the most recent urban transformation districts of Istanbul. The land plot extends in the northeast-southwest direction and provides momentum for Istanbul's urban transformation with the rich recreational areas and 40 different types of residential buildings with a wide variety of spatial arrangements. The most important element of the masterplan is the recreational areas integrating “water” and “green spaces” and providing enriched outdoor areas. The water, located in accordance with the long and slim structure of the land plot, divides the space into two shores and creates a dynamic urban network with inter-transits. The green spaces are not random residual spaces of green, but rather a high quality outdoor design providing possibilities for the acts of meeting / gathering / encountering. The values of Istanbul's daily urban life are protected with means of socializing in open spaces. A similar approach is also true for the residential solutions, examples of traditional civil architecture contribute a unique quality to the project in a modernized manner.
The use of waterside residences and mansions have required the structural density to increase on the west and east sides of the parcel and accordingly, 12-13 floored terrace houses , arc blocks, and towers with cascades descending from the 20th floor to the 14th can be observed. Also, triple and quadripartite blocks have been turned into a single mass to increase the distances between the buildings in order to intensify the green spaces
